580 Dubuque Avenue at The Spur

Located in South San Francisco, 580 Dubuque Ave is an ambitious eight-story life sciences project designed to support cutting-edge research and development. Standing 155 feet tall, the facility will span approximately 355,000 square feet, with 295,000 square feet of office space to accommodate a workforce of around 842 employees. To facilitate seamless access and operations, the building also features a four-floor underground garage with space for approximately 350 vehicles.

OSS played a critical role in surveying throughout the project, delivering precise support at every stage of development. The team provided control checks, anchor bolt surveys, and plumb and elevation verification, along with detailed as-builts of at critical structural openings. For openings with extremely tight openings, such as the custom spiral staircases, OSS utilized 3D laser scanning to ensure accurate placement and alignment, enabling seamless trade coordination and minimizing field rework.

During the project, OSS identified benchmark elevation discrepancies between concrete and steel scopes and proactively implemented a solution that minimized rework and prevented future conflicts. This work reinforced structural accuracy, safety, and efficient collaboration across disciplines.
